How to Objectively select your Southwest Florida Builder

Building a new home, for most people is the largest financial investment you will make in your lifetime. Selecting a competent, reliable and honest Building Contractor that can transform your dream into realty is imperative.

The tremendous growth of our beautiful Southwest Florida area, as building a new home has once again become a viable financial alternative to general real estate, has prompted many people to enter the home building industry.

Many are very good, some not bad and unfortunately there are a number of them that are simply just not qualified. Every year some contractors close their doors due to poor business practices and unfortunately, you, the consumer suffer great financial losses.

It is critical that you use great care when selecting your builder ......Do check

  • Financial Stability - Perhaps the most important aspect of the selection process. Get banking references and lien records to be sure the Contractor is paying sub.contractors on a timely basis.
  • Reputation - How long has the Contractor been in business. Check his reputation with consumer protection agencies such as the Building Departments, Chamber of Commerce and area Trade organizations.
  • Professional Qualifications - Be certain the Contractor is actively licensed and will be personally responsible for the building of your home. Be certain that the company selling you the home is the same company that will build your home. Be careful not to get involved with one company that will sell you a house and then hire another contractor to build the house.
  • Customer References - Get references and check them out. Phone the people and ask them how their experience was and if the Contractor and/or their representative delivered as promised.
  • Price - Many times Contractors will present you with a low price and them after you sign an agreement let you not what is not included in the purchase. Be certain that the Contractor or his representative goes over the entire process in detail, and explains what you can expect during the process.
  • Quality - Check into the specifications and product names that will be used in the building of your home. It is important that the materials are supplied by both a reputable distributor and manufacturer.
